Fire Alarm System Inspections

Fire Alarm Systems are required to be maintained and inspected in order to ensure that the systems are operable and ready for use as necessary. Fire alarm systems shall be inspected in conformance with the BC Fire Code (BCFC). This code requires monthly and annual testing. SPRINKLERS SYSTEMS

Fire Sprinkler System Inspection: Buildings and households with a maintained Fire Sprinkler System have a big advantage in the event of a fire as the sprinkler system is designed to control a fire until emergency crews arrive causing less damage to your valuables.
Automatic Sprinkler Systems are required to be maintained and inspected in order to ensure that the systems are operable and ready for use as necessary. Inspections may be required on a monthly, quarterly and/or yearly basis, as mandated by the BC Fire Code (BCFC). Records of your sprinkler systems must be kept by the building owner/manager for examination by the insuring agent and/or the authority having jurisdiction. We provide complete inspection reports and certificates for your record-keeping, to satisfy local Fire Departments and Insurance companies.

FIRE SPRINKLER INSPECTION REQUIREMENTS 

As outlined in Section 6.4 of the BC Fire Code, fire sprinkler systems are to be maintained as outlined in NFPA 25. This standard explains the need for fire sprinkler inspection needs. NFPA 10 PORTABLE FIRE EXTINGUISHER INSPECTION REQUIREMENTS

As per NFPA 10; 

  • Fire Extinguishers shall be inspected at intervals not greater than 30 days as outlined within NFPA 10. This includes confirming location, operating nameplates are intact, safety seals are in place, and examination for obvious physical damage, corrosion, leakage and clogged nozzles. 
  • Internal Examinations of portable fire extinguishers vary from 1-6 years depending on extinguisher type. 
  • Hydrostatic Testing of fire extinguisher cylinders varies from 5 to 12 years dependent upon extinguisher type
  • Extinguisher service and recharging

Secure your staff and your family with emergency lighting routine maintenance

Many buildings experience some form of a power outage. When that occurs, it’s important that Emergency Lighting and Exit Signs are fully operational to guide building occupants to safety.
Where necessary in order to safeguard the safety of relevant persons, the responsible person must ensure that routes to emergency exits from premises and the exits themselves are kept clear at all times. All emergency lighting should be regularly checked and maintained by a competent person in accordance with the manufacturers’ recommendations. ​

The following testing is designed to ensure the continued protection of your premises and occupants; because of the possibility of a failure of the normal lighting supply occurring shortly after a period of testing, all tests should wherever possible, be undertaken at time of least risk.

The results of all testing and any necessary corrective action should be recorded in a log book held on-site, which shall be available if required for inspection by any authorized person.

BC fire code and NFPA 101 outline strict inspection and maintenance guidelines for emergency lighting systems ranging from monthly to annual inspections.

Daily
Visually check that all maintained lamps are operating and that all system healthy indicators on Central Power Supply Systems (Central Battery Systems) are illuminated. Check that any system fault recorded is given urgent attention and record all corrective actions in the log book provided.

Monthly
Check all luminaires and other emergency lighting equipment is in a good condition, all lamps and light controllers are clean, undamaged and not blackened. Briefly test all emergency lighting equipment by simulating a failure of the normal lighting supply. Check that all equipment functions correctly. Check that once the mains supply is restored, all supply healthy indicators are again illuminated.

Annually
A full system test should be conducted by a competent service engineer including a full rated duration test of the system. Compliance of the installation and system with the requirements of BS EN and BS standards should be considered and documented.

EMERGENCY LIGHT TESTING REQUIREMENTS
As per Section 6.5 of the BC Fire Code;

  • Emergency Light Packs are to be inspected at intervals not greater than 1 month to ensure pilot lights operate, that there is no terminal corrosion, batteries are kept clean and dry, and that the unit will transfer to DC power in the event of a power loss. 
  • Annually the emergency light packs will require testing to ensure the emergency lighting units will provide lighting for duration equal to the design criterion under simulated power failure. 
  • Upon completion of an annual test, charging conditions for voltage and current are measured to ensure the charging system is functioning correctly

BCWWA Requires Backflow Preventers to be inspected annually / after repair and after installation. This is to help prevent potentially contaminated and or/toxic water from flowing backwards through the pipes into city/municipal water lines. SYNERGISTIC TRAINING
The law requires all persons with responsibility in a Fire Safety Plan to have fire safety and hazard awareness training. Uncommon to the industry, we have the staff, materials, and national reach to offer customized high-quality essential training related to fire warden duties and education, fire drill facilitation, and fire extinguisher usage.

The responsible person must ensure that their employees are provided with adequate safety training. This training should occur at the time when they are first employed and on being exposed to new or increased risks. The level of training required depends on the size of the business, the type of work conducted and the results of the Fire Risk Assessment that has been carried out. The training should take place during work hours. A number of selected staff and competent persons will need to be fully trained to a high level of fire safety.
